Common Causes of Damage to Concrete Slabs

Concrete slabs are a popular choice for construction projects due to their durability and strength. However, even the most well-constructed slabs can be susceptible to damage over time. Understanding the common causes of damage to concrete slabs can help property owners take preventative measures and address issues before they become more serious. Some common causes of damage to concrete slabs include:

  • Heavy foot or vehicle traffic
  • Exposure to extreme weather conditions, such as freeze-thaw cycles
  • Settling or shifting of the ground beneath the slab
  • Chemical exposure from spilled liquids or harsh cleaning agents
  • Poor installation or inadequate reinforcement

If left unchecked, damage to concrete slabs can lead to safety hazards and costly repairs. Regular maintenance and prompt attention to issues can help extend the life of your concrete slab and prevent more significant problems down the line.

Why It’s Important to Have Your Concrete Slab Repaired

Concrete slabs serve as a foundation for buildings, sidewalks, and other structures, and over time, they may develop cracks, gaps, or other forms of damage that can compromise their stability. It is critical to have these issues addressed promptly by a professional contractor, as neglecting to do so can result in serious safety hazards, costly repairs, and even legal liabilities. Additionally, repairing concrete slabs can improve the aesthetics of a property, increasing its value and appeal to potential buyers or tenants.

By investing in the proper maintenance and repair of concrete slabs, property owners can ensure their buildings and surrounding areas are safe, stable, and visually appealing, ultimately benefiting both their short-term and long-term interests.

FAQ

Answers about Concrete Slab Lifting, Leveling & more!

Concrete Lifting was originally called mudjacking or slabjacking. The process has been in existence for almost 100 years.

The Geo-Polymer we use is primarily recycled plastic bottles and a foaming agent. Once cured (15minutes) it is completely inert. Prior to that time, the foaming agent can cause irritation and therefore should be handled only by trained technicians.

Most concrete slabs still in good condition can be lifted. When large areas of concrete have deteriorated, crumbled or have fractured with cracks that are too close together, replacement may be a better option.

Generally no, but slabs that are heaved can be ground down to eliminate the trip hazard or adjoining slabs can be lifted to match the higher slab.

In most cases, yes. We can adjust the angle or pitch to most any desired. OC Concrete Lifting can lift driveway or patio slabs and adjust the pitch to direct the water runoff away from the house. We also can use caulking (joint sealing) to protect from any further water erosion caused by the wrong slope of concrete.

We inject solution underneath the affected area only, raising the settled area to match the surrounding surfaces. We can adjust the angle or pitch of the concrete slab.

Usually, the ground under the concrete has simply settled over time, but other issues can cause problems such as flooding, water erosion, severe rodent problems and others.

In most circumstances, safety issues and appearance are at the top of the list, followed by water erosion potentially causing structural and foundation damage.

Most jobs are usually completed in a couple of hours, depending on the size of the slab and where it is located.

Immediately! Unlike traditional mudjacking where you need to wait a minimum of 24 hours, or new concrete 2 – 7 days, you can use your concrete the second we finish your job.

Jobs are estimated by the amount of material it will take to level your concrete. Generally, this equals 1/3 – 1/2 the cost to replace your concrete. On large slabs, or indoor concrete, we will be much less costly. As a general rule, the larger the slab,  the greater the savings.

Concrete Lifting provides the necessary amount of material beneath the concrete to improve soil density thus stabilizing the soil. The concrete is now properly supported and stabilized. With proper drainage and sealing, Concrete Raising is generally a permanent solution. Remember that improper water drainage can erode even the best of soils.

A void is a pocket of air or water underneath the concrete. Typically clay and organic soils are more prone to voids. Water drainage issues, poor soil preparation, rodents or normal settling of soils can also create voids. OC Concrete Lifting will fill the voids under your concrete.

Yes, if the concrete slabs are still in large pieces and the cracks are not located too closely together, Concrete Lifting can bring your fractured and cracked slab close to level. If the concrete has crumbled, or the fractures (cracks) are too close together then replacement would be the best option.

No damage to surrounding landscaping or structures. No demolition of concrete, then removal of concrete. No down time while waiting for ground preparation, concrete forms, trucks or curing. No permits needed.
